Repairs & Maintenance with K D Roofing

Most roof leaks start small: a shingle that blew off, a cracked rubber boot around a vent pipe, or flashing that pulled away from a chimney or wall. Water travels along the roof deck and rafters, so the stain on your ceiling is often a few feet away from the actual opening.

A good repair finds where the water gets in, fixes that spot with matching materials and checks the area around it for anything else about to fail. Caught early, a leak is usually a small job. Left alone, it can rot the decking, soak the insulation and lead to mold.

How it works

From first call to finished job

  1. Step 1

    Tell us what's going on

Call or send a request with your address and what you're seeing: a leak, missing shingles, hail damage or just an old roof. Photos help if you have them.

  2. Step 2

    Roof inspection

The shingles, flashing, vents, pipe boots and gutters are checked, along with the attic or ceiling where water shows up, to find the cause and not just the stain.

  3. Step 3

    A clear quote

You get a quote that spells out the scope of work and the materials, with options when there's more than one sensible way to fix the roof.

  4. Step 4

    The work and the cleanup

The job is scheduled around the weather and your calendar. When it's done, the site is cleaned up, nails and debris included, and the finished work is walked through with you.

What's included

Repairs & Maintenance: what we handle

  • Signs you need a repair: Water stains on ceilings or walls, drips in the attic after rain, missing or lifted shingles, or shingle pieces in the yard after a windy night.
  • Flashing: Metal flashing around chimneys, skylights, walls and valleys resealed or replaced where it has lifted, rusted or cracked.
  • Pipe boots and vents: Cracked rubber boots around plumbing vents and damaged roof vents replaced, one of the most common sources of leaks.
  • Shingle replacement: Missing, cracked or blown-off shingles replaced and sealed down, matched to the existing roof as closely as possible.
  • Decking under the leak: Where water has been getting in for a while, soft or rotted roof decking is cut out and replaced before new shingles go on.
  • What to expect: A look at the roof and the attic, an explanation of what is causing the leak, and a quote for the repair before any work starts.

FAQ

Repairs & Maintenance: common questions

Is it worth repairing an older roof?

Often, yes. If the leak comes from one spot, like a pipe boot or a section of flashing, a repair can keep the roof in service for years. If the shingles are worn out across the whole roof, repairs tend to turn into a series of new leaks, and putting the money toward a replacement usually makes more sense.

Will the new shingles match my roof?

They're matched as closely as possible by type and color. An exact match isn't always possible on an older roof, because shingles fade in the sun and some product lines are discontinued, but a repair on a back slope or a less visible area is rarely noticeable.

Why does my roof only leak in heavy storms?

Leaks that show up only with wind-driven rain usually point to flashing, lifted shingles or gaps at walls and chimneys, where water gets pushed sideways or uphill. In snowy climates, ice dams cause similar leaks when melting snow backs up under the shingles at the eaves.
